How Do We Market Your Property?
At Square Space Property, we market our properties in a variety of different ways. Most traditionally on the major portals such as Rightmove & Zoopla, the two most visited property portals for the South West London areas we cover. We also advertise via our modern and newly revamped website, across all of our socials and via direct marketing strategies like leafleting or through email campaigns. Rest assured when you market with us, your property is receiving maximum exposure to the relevant audience.
How do you know if a tenant is ‘good’?
This is a very difficult aspect of the job to get right. From experience we have learned to hone in on the qualities we believe represent a ‘good’ tenant, but that being said it isn’t always a water tight approach and often people can surprise you in both good and bad ways. Generally speaking our gut feeling coupled with the landlord’s serves us well and we work collaboratively with all parties to ensure everyone feels secure & happy with their tenancy.

How Do You Attract Good Tenants
Again like one of the former questions this is hard to nail down into a simple answer or approach. We base it on our learned experience in this industry and our gut feeling. When you present a well maintained or modernised property, generally you attract a better level of tenant. What a good tenant looks like on paper can differ, because theres a wealth of qualities which most people have only a few of that make up ‘good’ tenants. We accept applications from anyone interested in renting one of our properties and do not discriminate on any grounds, but do keep in mind like all professional, regulated letting agents we use a third party referencing company who have a criteria for employment / credit history / residential history which will need to be satisfied. We do this to protect both the landlord’s best interests, but also to ensure a tenant doesn’t make a financial commitment on a legally binding contract, which they can’t uphold. It’s all part of our due diligence and duty of care to all parties.
