What is Rent Guarantee?
At Square Space Property we can help all landlords rent their properties with our Just Let package or perhaps manage the property with our Fully Managed service. However, something which we offer alongside our Spruced Up service is quite unique which is our Rent Guarantee package which often includes a *FREE refurbishment, depending on the condition of the house and where it’s located.
What makes our Rent Guarantee unique?
Firstly, while many agents and third party companies offer this service it is often only guaranteed rent until a room goes empty or something goes awry. Because we only offer high quality rooms to professionals who have undergone a strict referencing process we always ensure we take every measure to protect both us and therefore you. We have also developed systems and a structure which aids us in operating to our maximum efficiency making it easier for us to give both our landlords and tenants the service they deserve.
Secondly we offer a *free refurbishment for outdated or tired properties meaning we can achieve the best rates for our rooms and give a fair market value rent to our landlord, hassle free. We take the properties on 3-5 year agreements without break clauses to allow us to recoup the cost of our initial refurbishment and obviously make our profit. We take over management of the property and ensure all issues are dealt with and or brought to your attention. As part of our management service we will cover the first £75 of maintenance each month should something occur. However, if we refurbish the property or you’ve kept it in good condition then issues will rarely arise anyway.
Our refurbishments are very comprehensive although for obvious reasons if structural work is required then we will have to inspect the property and discuss this further with you directly.
